MAC Enterprises is a reputable business since 2005. It is our goal to provide decent, quality rental homes for people. We buy, sell and lease homes in the Mobile, Al area. We had been fortunate, in years past, to rent to decent, respectable people who take exceptional care of our property. We thought we performed adequate background and credit checks on potential applicants but these reports only helped if previous landlords reported their bad tenants to the credit bureau. Also, we discovered some applicants would list friend’s or family member’s phone numbers to act as previous landlords or current employers. It was obvious no applicant would list a previous landlord if they owed them back rent and damaged their property. Unfortunately, after all our research we had a couple of bad experiences. We had one couple who started out fine but after six months they began falling further and further behind on their rent and came up with all kinds of excuses. They finally moved out but skipped on one month’s rent and left about $800.00 worth of damage. It took us two weeks to repair the property and another two months to get it rented. We thought about taking them to court but we are unable locate them. Our next experience turned out to be extremely expensive. We again conducted the proper checks on the tenants and they seemed to be decent, hardworking people. After four months of paying they started making excuses about the rent and making fictitious complaints about the property (which we addressed with professionals and found to be untrue). They finally stopped paying and after refusing to vacate the premises we were forced to evict them. It took 3 months to get a court date and the judge ordered them out of the house within 7 days. Once we calculated repairs, lost revenue, and court costs we spent over $7200.00. We where awarded a judgment but these tenants also disappeared. Even though the judgment will appear on their credit report the chances are very slim we will collect any money. It was because of these past experiences we decided to create Bad Tenant Mobile. We felt that if we could not recover our lost revenue maybe we could help other property owners and prevent this from happening to them. Also, by creating a forum where other property owners could relate their past experiences we could all pull from a common list of bad tenants and protect our properties as best we can from future damages and expenses. |
